We were recently contacted by a client in Allendale Town, Northumberland, who needed a full clearance of their late grandfather’s cottage. The property, a traditional stone-built home nestled in the heart of the North Pennines, had been in the family for generations and contained a lifetime’s worth of possessions. The client needed a fast yet thorough clearance to prepare the house for sale but wanted to ensure that any valuable or sentimental items were identified before removal.

The House Clearance Process
Living Room & Bedrooms
The living room contained a solid oak grandfather clock, which had been a centerpiece in the home for decades. After discussing its value with the client, they decided to keep it as a family heirloom. The bedrooms contained Edwardian furniture, vintage trunks, and a selection of hand-embroidered linens. Among the items in one of the wardrobes, we found a hidden wooden box containing an assortment of silver jewelry, which the family had been unaware of.
Kitchen & Dining Area
The kitchen housed a beautiful Welsh dresser filled with china, including a full Royal Doulton dinner service. The dining area contained a large farmhouse table and a set of spindle-back chairs, which we expressed interest in purchasing. There was also a collection of crystal glassware stored in a cabinet, which was carefully sorted and assessed.
Loft & Outbuildings Discoveries
The loft held an assortment of old books, a vintage leather suitcase filled with war medals and photographs, and an early 20th-century oil lamp. In the garden shed, we uncovered an assortment of cast iron cookware, vintage gardening tools, and a boxed Meccano set from the 1950s.

Client Feedback
The client was extremely pleased with how smoothly the clearance was carried out, particularly our ability to identify and set aside sentimental and valuable items before disposal. They were also relieved that so much of their grandfather’s belongings were donated rather than simply discarded. With the property now cleared, they could move forward with its sale without further stress.
